Managing a Successful Renovation of Wyndham Wroclaw Hotel

Managing renovation of hotel interior has got some specific aspects that differ it significantly from typical commercial fitout. Let’s look into a perfect example - redevelopment of the former Sofitel Hotel Wroclaw and its adaptation to the standards of Wyndham chain

Wyndham Hotels & Resorts chain is one of the largest hotel chains in the world in terms of the number of facilities. It operates around 9,000 hotels in 95 countries. So far it has not been present in Poland. Wroclaw facility is the company’s debut on the Polish market. Same for the operator and lessee of the hotel – Mogotel Hotel Group from Latvia. The entrance of both of them was a major trade event in hotel industry.

The hotel, located in the Wratislavia Center, close to the bustling market square, was opened in 2001 under the Dorint brand. It was renamed to Sofitel and lasted until 2020. Knowing the value of the property, the building owner was looking for a new recognizable hotel brand that could use this unique location in the heart of Wroclaw. The choice of Wyndham was mutually very beneficial – the facility in Wroclaw turned out to be an ideal opportunity for Wyndham to implement its long-awaited strategic plans to enter the Polish market.

Design-wise the mission of adapting the former Sofitel to the needs of the five-star Wyndham hotel was entrusted to the Warsaw studio Tremend. A new wellness area has been created on the top floor, with a fitness room, sauna and a steam bath. A new lobby with various food and beverage concepts was designed. The hotel rooms have been given a new refreshed look.

Construction works began in June last year and were carried out in the construction management formula, under the supervision of Warsaw Property Partners. The cmT team provided project, cost and construction management services.

Project coordination was a bit of a challenge as we had many participants involved: the owner of the building represented by the investor, project manager, representative of tenant and hotel operator, representative of hotel chain that sets standards, a designer and a whole load of building contractors and suppliers of materials and equipment. Maintaining a good relationship with everyone was extremely important to the success of the project.

From a technical point of view, the biggest challenge was the modernization of the installations. The works in all 205 hotel rooms included: renovation of sewage system, replacement of fan coils, adding LAN installation, adding subsystems for digital television, enlarging and replacement of fireproof doors. In addition, the hotel gained new lighting solution along with control system. Some equipment in the hotel kitchen was also replaced. The project has been optimized in accordance with zero waste principles in order to use the existing building elements and minimize the amount of construction waste.

The construction works were carried out on a partially operating facility, what required extraordinary work discipline and careful planning of the deliveries.

Renovated under the new brand five-star Wyndham Old Town Wroclaw was opened in March this year. It was exciting time for everyone involved and the culmination of efforts and hard work.
